<p>Current new listing in the 2nd quarter that were lender mediated dropped by 5% to 7,369.</p>
<p>The bank owned properties seem to be dwindling quickly but short sale listings are increasing. <p>In the enclosed reports you will find that our inventory of homes for sale is dropping, and has in fact been doing that for 2 years. But to get back to inventories of the early 2000's we still need an additional 25% decrease.</p>
<p>Average sale prices and median sales prices have been declining since 2006 but in these most recent reports you will in an increase in both over the last 2 to 3 months.</p>
<p>Unit sales are up, which is a very good thing. But the great increase in sales has been in the value range under $150,000. At the values over $190,000, sales lag behind last year by 15-25% depending on the value range.</p>
<p>Lender mediated sales (foreclosure &amp; short sale) grew from 6%, 2 years ago to over 50% in 2009. A changing indicator though is that we peaked in percentage of lender mediated sales in&nbsp;the spring of 2009. This trend needs to continue to firm up the values on Twin Cities real estate.</p>

This is a good reflection for the Twin Cities that have been in a fall back position since July of 2005. We continue to look a other changes in our market like less inventory, reduction in speculative new construction and days on market before sale as positive indicators of a market turnaround.</span></p>

<p><span class="PUREBLUEHEADER">Traditional sales increase market share</span></p>
<p><em>Minneapolis, Minnesota (June 10, 2009)</em> &ndash; Traditional, non-lender-mediated homes increased their market share in May, according to the Minneapolis Area Association of REALTORS&reg; (MAAR) based on data from the Regional Multiple Listing Service of Minnesota, Inc.</p>
<p><span class="PUREBLUEHEADER"><em><img src="http://www.westmarkteam.com/images/skinny/lm-share-may09.jpg" border="0" alt="April 2009 Pending Sales" hspace="4" width="400" height="279" align="left" /></em></span>The number of traditional home sales is growing. Only 43.0 percent of the pending sales in May were lender-mediated, compared to 59.4 percent in January.</p>
<p>This decrease in lender-mediated market share brought the overall median price up $12,000 from last month to $165,000 in May. Despite the month-over-month increase, that's still a 19.5 percent drop from May 2008. The median May sales price of traditional homes was $214,000, down 4.3 percent from a year ago. Lender-mediated homes posted a May figure of $122,000, down 20.8 percent from a year ago.</p>
<p>There were 5,183 signed purchase agreements in May, up 17.3 percent from this time last year, marking the 11th consecutive month of year-over-year increases.</p>
<p>"With low mortgage rates and the $8,000 federal tax credit for first-time home buyers we're seeing the recent jump in sales spill over into the traditional market a bit," said Steve Havig, MAAR President.</p>
<p>The number of properties for sale at the end of May was 26,674, down 19.0 percent from this time last year. That amounts to 7.6 months of supply available, down 26.9 percent from this time last year and trending back towards a balanced market of 5 to 6 months of supply. However, there are 9.9 months of traditional supply and only 5.0 months of lender-mediated supply.</p>
<p>"Sales are only up in certain price ranges and on certain property types, so smart pricing and marketing remains extremely important for sellers," said MAAR President-Elect, Brad Fisher.</p>

With FHA financing the down payment amount is only 3.5%. So instead of renting they can now have an option to buy with your help.</p>
<p>For example if you buy a $100,000 home or condo your down payment would be $3,500. Once you have closed the home you are now eligible for the $8000 tax credit. Instead of waiting until next year to file your taxes your child can amend their taxes and get the $8,000 check from the government this year.</p>
<p>Now as long as your child does not sell their home for the next 3 years then they do not have to pay back the $8,000 tax credit. This holds true whether you have one or more children. In my 35&nbsp;years of helping first time home buyers buy a home I have never seen such a great way to help them get into a home for virtually no money of their own. It is like our government is paying us to help our kids buy their first home.</p>

I will try to answer a few questions about this subject and then give you a report from the Minneapolis Area Association of Realtors of what is happening in todays market.</p>
<p>What is a foreclosed property? It a real estate property that had a financial lien on it that was defaulted on by the owner and the financial institution followed foreclosure proceeding to gain title to the property. Usaually the default by the property owner goes on for several months before the financial institution begins the foreclosure proceedings. It takes at least six months once the foreclosure proceeding have begun before the financial institution gains the title to the property.</p>
<p>What is a short sale? It is when the encumberances are more than what the property can sell for including costs of sale. If a property has a $200,000 mortgage on it and a buyer was interested in purchasing for $190,000 and the owner doesn't have the money to pay the difference, the owner could contact the financial institution to see if they would accept a payoff of less than the mortgage amount. It is a sale where the bank receives short of what the encumberance is. As a Realtor and training I have received I have helped many a seller in this situation.</p>
<p>Why would a bank consider a short sale? It has been shown that a house that is a foreclosure brings 10 to 20% less than a short sale. Some of the reasons why are that the owner is living in the property and maintaining it, it is not a stripped or damaged house, and it does not carry a foreclosure stigma with it. Also the costs that a bank must go through to cause a foreclosure is very expensive.</p>
<p>Why would an owner consider a short sale rather than foreclosure? A short sale is much better to have on your credit history than a foreclosure. Today banks understand they are better working along with an owner than to work against them in foreclosure. It is a problem solving solution rather than an us versus them solution.</p>
<p>I recently completed course work for my Certified Distressed Property Expert (CDPE) designation. It is a great course work to help owners work with their bank to resolve situations where they are upside down in the property and&nbsp;work with the bank to keep their dignity and problem solve to a much better solution than foreclosure.</p>
<p>Enclosed is the most recent reporty on foreclosures and shortsales in the Twin Cities. Over 50% of current sales are in that catagory. Two years ago it was 6% of sales, one year ago it was 20% of sales that were in this group. It has be estimated by the CDPE Institute that we may have another 2 to 3 years more of this type of sales because of the predatory lending practices of the past 10 years.</p>

<p>1. The median sales price had an increase for the 1st time in 9 months.</p>
<p>2. The average sales price is still on a decline to for the last 5 month.</p>
<p>3. The afforadablity index is 40% better than last year at this time with lower interest rates and house pricing lower.</p>
<p>4. Inventory on new listings is down 21.7% from two years ago. That is good, but we are still high in comparison to our inventory levels in 2004.</p>
<p>5. Pending sales are up 13.7% from a year ago though the increase in sales is under $150,000 with sales over $250,000 down by about 20%. Each Twin Cities market place varies so each needs a separate look.</p>
<p>6. Lender mediated sales peaked in February at 60%&nbsp; and now is back in the mid 50% range. A hope of moving towards a more normal market.</p>
<p>7. The total sales volume for sales is down 16.8% from last year, showing that even though total sales are up the homes that are selling are in the lower value ranges. This maybe a reflection on the 1st time homebuyer $8000 tax credit.</p>

<p>LEARN HOW TO GROW</p>
<p>Growing your office isn&rsquo;t just a numbers game these days; it&rsquo;s a focus on people and education According to the USC Lusk Center for Real Estate, there will likely be no growth in the real estate industry until late 2010.</p>
<p>&ldquo;A lack of liquidity remains the major obstacle to a recovery in the commercial real estate markets at least until the end of this year,&rdquo; says real estate finance&nbsp;expert Stan Ross, chair of the USC Lusk Center. Ross doesn&rsquo;t see commercial or residential real estate markets starting to recover &mdash; and then only slightly &mdash; until&nbsp;the fourth quarter of 2009, with another full year before they grow again.</p>

<p>Even with those predictions staring you in the face &mdash; along with thoughts of downsizing or even closing &mdash; there are ways to transition, or even grow, your business, though it may be in ways other than adding more agents or offices.</p>
<p><strong>A plan for success</strong>&nbsp;</p>
<p>&ldquo;To grow your office &mdash; you must start with a plan,&rdquo; says Steve Westmark, CRB, CRS, e-PRO, GRI, SRES, and realtor&reg;&nbsp; partner with Counselor Realty in Wayzata, Minn. &ldquo;You don&rsquo;t open a franchise without figuring out how you will do it. If you don&rsquo;t have a plan, you&rsquo;re probably destined for failure.&rdquo;</p>
<p>The first thing an owner or broker should do before growing or opening an office is take a look at the current marketplace, according to Westmark.</p>
<p>Al Mayer, CRB, CRS, GRI, owner of Standing Ovations and senior vice president of Real Estate Champions, provides coaching and consulting to residential and commercial real estate agents, broker/owners and managers in Tucson, Ariz. He agrees with Westmark on a market focus. &ldquo;I think a lot of brokers miss the boat when they talk about expanding an office because they never actually look at and examine the marketplace,&rdquo; he says.</p>
<p>&ldquo;Brokers and managers need to look at today&rsquo;s very distraught market, examine it over the past 12 months and find out how many sides and transactions occurred,&rdquo; Mayer says. &ldquo;&lsquo;What is the average productive agent doing in the market? Do I have the time and the resources to train new agents?&rsquo; These are all questions to ask before transitioning, expanding or opening an office.&rdquo;</p>
<p>Westmark also believes in three areas that need to be in place before starting to grow an office: proper capital, proper people and proper plan.</p>
<p>&ldquo;In today&rsquo;s market, there are choices of business models, whether it be a traditional brokerage, discount brokerage, virtual or another,&rdquo; he continues. &ldquo;For a person looking to open, expand or transition an office, the right business model must be chosen. That person must ask themselves, &lsquo;Will that business model succeed? Can I get enough market share?&rsquo;&rdquo;</p>
<p>&ldquo;The best business model to use when expanding from a single-to multiple-office company is best determined by the current culture of your firm,&rdquo; says Cliff Perotti, CRB, e-PRO, GRI, president and CEO of The Perotti Group, a national real estate development and investment company in Corte Madera, Calif. &ldquo;If you are a full-service model, stay with it; if you are a virtual company, stay with it. Be who you are and live true to the culture and image you have already created. The key is preparation before launch.&rdquo;</p>
<p><strong>Location, location, location</strong></p>
<p>&ldquo;In the old days, it was all about location, location, location,&rdquo; Mayer says. &ldquo;We used to talk to businesses about the outward flow of when people are driving home from work and the best place to be located and on which side of the road. Now, location has become almost inconsequential &mdash; because few customers ever come into the office.&rdquo;</p>
<p>Perotti says that location is just one element of an office facility &mdash; other elements must also be considered.&nbsp;</p>
<p>&ldquo;I have had consulting clients spend hundreds of thousands of dollars on strategic mall locations, only to close them within a year or two,&rdquo; Perotti says. &ldquo;If the broker is going to attempt to get walk-in traffic from their location selection, then the office needs to be in a walking area and not a shopping area.</p>
<p>&ldquo;The other location issue that frequently arises is whether to use an office building or a retail-type space,&rdquo; Perotti says. &ldquo;Again, it depends on the marketplace, but if a broker starts a company in a high-rise office with no signage on the building and parking that is a 10-minute walk from the office, they are creating some barriers to success without even thinking about it.&rdquo;</p>
<p>&ldquo;Typically for residential offices, a more retail-type frontage or free-standing pad environment is more attractive to both the agent and public, with easy in-and-out parking,&rdquo; Perotti continues. &ldquo;A commercial company can get away with a more office-type environment &mdash; in fact, it is suggested.&rdquo;</p>
<p><strong>The traditional approach</strong></p>
<p>&ldquo;As far as the traditional facility goes, the amount of space for an office depends on the type of business model being used,&rdquo; Perotti says. &ldquo;If it&rsquo;s a full-service company, there will need to be a mix of bullpen space along with private and semi-private offices. A full-service model requires more space than a virtual office, though the support and work areas need to be fully equipped for either.&rdquo;</p>
<p>&ldquo;Too many real estate offices are much too large in square footage,&rdquo; Mayer says. &ldquo;The old idea was that you needed 100 to 150 square feet per agent, but that is no longer true. I would keep square footage minimal in the traditional office &mdash; have a conference room, manager&rsquo;s office and administration space.&rdquo;</p>
<p>According to Westmark, in traditional brokerages, it&nbsp;may also make sense for agents to have to earn their right to a desk.</p>
<p>&ldquo;Managers should review the amount of transactions that each agent brings in and &lsquo;reward&rsquo; them with a desk space- if appropriate,&rdquo; he says. &ldquo;That gives agents the motivation to produce.&rdquo;&nbsp;</p>
<p>&ldquo;Agents need to bring money into the company first,&rdquo; Mayer adds. &ldquo;Agents should earn a desk when they make enough money to make the company profitable. This also gives urgency to managers to go out and recruit the most profitable agents available.&rdquo;</p>
<p>Another way to grow the traditional office environment is through attrition.</p>
<p>&ldquo;When you hear that an office might be closing or letting agents go, managers should start making proactive phone calls to those agents and investing some personal time in getting to know them and letting them know what your office has to offer them,&rdquo; Westmark says. &ldquo;Keep your ear to the ground and know what&rsquo;s going on around you &mdash; this is still a people-to-people business, and when you show an interest in them as people and offer them support, you are more likely to gain their interest&nbsp;and trust.&rdquo;&nbsp;</p>
<p>And if the traditional approach isn&rsquo;t the most ideal business model, there are other options. &ldquo;Many times, the combination of a conventional and virtual office existence is most popular,&rdquo; Mayer says.&nbsp;</p>
<p><strong>Moving toward virtual</strong></p>
<p>&ldquo;I suggest having an office location but operating mostly on a virtual basis,&rdquo; Mayer says. &ldquo;And with the money you are saving on the virtual office, you can afford to have the traditional office located in a prime area that will hopefully bring in more customers.&rdquo;</p>
<p>&ldquo;People today start their search for a home on the Internet and get all the information they need there,&rdquo; Mayer continues. &ldquo;They don&rsquo;t have to interface with an agent until they want to. Therefore, the move toward a virtual office just makes sense.&rdquo;</p>
<p>Although Westmark says he hardly knows of any market where offices aren&rsquo;t closing, he does know of several instances where offices are growing in the sense of&nbsp;virtual space.</p>
<p>&ldquo;Having a virtual office allows the agents to come and&nbsp;go at their need and convenience,&rdquo; he says. &ldquo;It also saves space in the onsite office setting, where agents who are no longer in the office all day can share a desk.&rdquo;</p>
<p>&ldquo;Operating virtually means an owner doesn&rsquo;t have to&nbsp;have a traditional office in every little suburb,&rdquo; Mayer&nbsp;says. &ldquo;If the business has a good presence regionally, instead of opening an office in one neighborhood and then moving on to the next, an owner or manager can now recruit agents in a target area and have them set up&nbsp;an office virtually.&rdquo;</p>
<p>&ldquo;I like virtual offices because they reduce fixed overhead,&rdquo; Mayer adds. &ldquo;And if things are successful virtually, I&nbsp;can proceed further by opening up a traditional office in the area.&rdquo;</p>
<p><strong>Press the right key: Technology</strong></p>
<p>&ldquo;Technology definitely has a huge presence when it comes to real estate and just business in general,&rdquo; Westmark says. &ldquo;And it will continue to grow that presence &mdash; through a company&rsquo;s Web site, the development of individual agent Web pages, virtual home tours and so on.&rdquo;</p>
<p>&ldquo;At this point, we are beyond faxes and are now moving toward e-faxes,&rdquo; Westmark says. &ldquo;Printers are turning into printer-scanner combinations and the Internet has taken on a whole new role as an important addition to the agent toolbox.&rdquo;</p>
<p>Perotti agrees that the idea of a real estate office being completely electronic is on the way &mdash; but not here&nbsp;quite yet.</p>
<p>&ldquo;The challenge is that our customers are not yet completely electronic,&rdquo; he says. &ldquo;So it is a current reality that, while e-faxing services are available and used, the fax machine is still a necessary evil of the industry.&rdquo;</p>
<p>&ldquo;Everyone is trying to go almost paperless,&rdquo; Westmark says. &ldquo;For years, we would end up throwing out a whole bunch of forms that we didn&rsquo;t use and that had expired &mdash; only to buy a whole new bunch of forms for the next year. Now we can simply use forms taken from the Internet, which is much more efficient.&rdquo;</p>
<p>When purchasing any new office equipment, Perotti does recommend one machine for any office &mdash; the ScanSnap high-speed scanner. &ldquo;I have one on my desk and in common computer areas,&rdquo; he says. &ldquo;This machine scans any document quickly into a pdf and allows saving or e-mailing the file immediately.&rdquo;</p>
<p>&ldquo;Look at today&rsquo;s technology and start embracing it,&rdquo; Westmark says. &ldquo;Not only are you helping to control your expenses &mdash; but contributing to less abuse and misuse of paper, and therefore, the environment. You are also giving something of real value back to your agents with new technological devices and ideas &mdash; helping them&nbsp;to succeed.&rdquo;</p>
<p><strong>Looking for the right stuff</strong><strong>&nbsp;</strong></p>
<p>&ldquo;Think about a busy office &mdash; the phone is ringing, people are coming in and out of the office, agents are visible and sales meetings are well-attended,&rdquo; Perotti says. &ldquo;The type of office furniture is not nearly as important as the leadership presence and the energy in the office.&rdquo;</p>
<p>Perotti adds that the right staff selection is critical to a new or growing office.</p>
<p>&ldquo;A broker needs to pay enough salary to get the right talent to handle the jobs needed, or any financial savings will be lost in the constant training of someone,&rdquo; he says.</p>
<p>&ldquo;Managers should look for agents with a sales background and those that are highly disciplined and understand the value of prospecting,&rdquo; Mayer says. &ldquo;The right people to work in this industry are those who realize that they need to get out of the real estate business and get into the business of real estate.&rdquo;</p>
<p>Plus, a positive attitude is always an asset.</p>
<p>&ldquo;Staff personnel need to be positive people who can shut down negative gossip in the office,&rdquo; Perotti says. &ldquo;Since staff personnel typically make the first impression for the company, they need to be upbeat and smile. Nothing is worse for a broker than to have a negative voice answer their phones.&rdquo;</p>
<p><strong>Training the mind</strong></p>
<p>&ldquo;Education is essential to growing your office and the minds of your employees,&rdquo; Westmark says. &ldquo;Whether it&rsquo;s through books, taking CRB courses, attending the NAR conference every year, or just Googling information that you need or are interested in &mdash; it all adds to the depth and skills your office can offer.&rdquo;</p>
<p>&ldquo;The most important thing about starting an office or adding an additional facility is leadership talent,&rdquo; Perotti says. &ldquo;A great way to get started is attending CRB classes and, while there, find those who have launched their firms in recent years and ask them lots of questions.&rdquo;</p>
<p>The broker, owner or manager should also offer additional training for agents, Westmark says, including bringing in speakers who are experts in different areas to help train agents on the relevance of what&rsquo;s going on in the marketplace.</p>
<p>&ldquo;Another step that should be taken is hiring a coach&nbsp;or consultant to help add the experience that a broker owner or manager may be missing,&rdquo; Perotti says. &ldquo;By the time it&rsquo;s all said and done, the coach or consultant will save the broker two to three times the amount they cost, in mistakes and time.&rdquo;</p>
<p>&ldquo;Know what your customer&rsquo;s needs and wants are,&rdquo; Westmark says. &ldquo;Giving agents the availability of coaching programs and offering them resources to cater to the customers are a must.&rdquo;</p>
<p>&ldquo;And while you are training your agents, you should also be training yourself as a manager,&rdquo; Westmark continues. &ldquo;Continue to put educational materials and opportunities in front of your agents, but also turn the tables and make sure you, as a manager, have the skill set to be the best coach possible to your agents.&rdquo;</p>
<p>Every person in the company needs to be involved in constant personal growth, Perotti says.</p>
<p>&ldquo;This means that brokers should also be attending training programs to challenge themselves,&rdquo; he says. &ldquo;Managers and assistant managers should be put into a leadership development program. Staff should attend occasional in-house training and external programs on becoming a better support person. Make it a point to stop talking about what isn&rsquo;t working and get moving forward. Focus on successes, not challenges.&rdquo;</p>
<p><strong>For future growth: Notice the trends</strong></p>
<p>&ldquo;Know your market and where it&rsquo;s going,&rdquo; Westmark says. &ldquo;Notice the trends &mdash; like transportation and&nbsp;big business.&rdquo;</p>
<p>&ldquo;With the transportation trend, there might be a new freeway being constructed &mdash; and will that new freeway cut down drive time for people and therefore open up a marketplace that wasn&rsquo;t there before?&rdquo; Westmark says.&nbsp;</p>
<p>&ldquo;Also, a major company might be moving in,&rdquo; Westmark says. &ldquo;A lot of job openings will become available, and that will change what&rsquo;s going on in the surrounding neighborhoods.&rdquo;</p>
<p>&ldquo;Before I would consider opening an office from scratch in this market, I might approach offices in the target market and see if a merger or acquisition might be possible,&rdquo; Perotti says. &ldquo;I would also talk with someone outside of the area that has opened a second facility about what surprises they experienced that couldn&rsquo;t be planned for.&rdquo;</p>
<p>&ldquo;Treat the real estate business for what it is &mdash; a business, not a hope,&rdquo; Mayer says. &ldquo;Even though you may hope for certain things, they may not be in your best interest from a business standpoint. Do market analysis and find out if an opportunity for growth is really there.&rdquo;</p>

<p>1. Housing affordability went up 17% for the year from 2007.</p>
<p>2. Total homes sold were down 3.3% and total sales volume was down 16.6%</p>
<p>3. Lender mediated sales grew from 10.4% in 2007 to 31.7% in 2008.</p>
<p>4. New construction sales were down from 2007 by 26%.</p>
<p>5.The greatest increase in median price was in Southern Dakota County at 7.3%.</p>
<p>6. The greatest decrease in median price was in Minneapolis North at 47.3%.</p>

<p><a href="http://rismedia.com/wp-content/uploads/2009/02/2-20-lead.jpg"></a>RISMEDIA, February 20, 2009-&rdquo;Those who do not study history are condemned to repeat it.&rdquo; So spoke Sir John Buchan, the First Baron of Tweedsmuir, back in the mists of time often referred to as &ldquo;the good old days.&rdquo;</p>
<p>Well, I may not be as old as the Baron, but I did live through President James Earl Carter, 21% prime interest rates, 20% inflation, Paul Volker and his attempt to strangle inflation by strangling the money supply, and that famous &ldquo;WIN (Whip Inflation NOW!)&rdquo; button the White House handed out. The period I am referring to was in the 1970s and early 1980s, and it effectively reduced the purchasing power and the true value of the dollar forever.</p>
<p>It wasn&rsquo;t that long ago that we lived in a different economy altogether<br />Americans often affectionately remember the 50s, when Ike was president, America was the benefactor of the world, and life was so simple. Then, a man making $10,000 annually was quite successful. Then, a home might cost $13,000. A nice Ford or Chevy might cost $2,300; New and gleaming and using 22 cent-a-gallon gasoline.</p>
<p>But it was only in 1971 that I bought my first home for $33,690 in Chelmsford, MA; the same year I purchased a new 454 Corvette Roadster for $5,100 out the door. Then, $50,000 a year was the equal of my dad&rsquo;s $10,000 in earning power.</p>
<p>I remember how excited I was when I finally had $100,000 in savings-I was wealthy, I thought, and my future seemed assured. When the pardon of Richard Nixon jolted America into changing administrations, the Peanut Farmer, James Earl Carter of Plains, Georgia, was elected to the Presidency of the United States. The wreckage his administration presided over made it possible for &ldquo;The Great Communicator&rdquo; to be elected in 1981; and by the time that happened, houses were $300,000 and cars cost about $30,000.</p>
<p>Personally, I wasn&rsquo;t noticing the effects of inflation, yet-after all, we sold that original home and moved into a beautiful new home that cost $86,000 just as President Carter took office. Although I sold that home for north of $200,000 a mere five years later, it never occurred to me that our currency was being debased; no, I thought I was a brilliant investor!</p>
<p>Whatever happens, the stage is set for inflation to come back with a vengeance.<br />Discounts abound, but prices of durable goods are increasing.</p>
<p>In the 1970s those gurus of the Federal Reserve told us that &ldquo;M1 (an arcane measurement referring to the &lsquo;money supply&rsquo;-the total number of dollars in circulation), was the most key statistic to watch, for if the money supply grew too quickly, inflation would persist and continue.&rdquo; We then became a nation of M1 watchers, and the Fed attempted to control the most complex economy in the world by watching that one statistic and throttling the economy with interest rate surges that brought about disintermediation, the death of the savings bank industry and that set the stage for the rise of Merrill Lynch and Wall Street to replace banks and savings and loans as purveyors of the American mortgage.</p>
<p>Interest rates were so high banks couldn&rsquo;t keep deposits because they were subject to interest rate restrictions. &ldquo;Let them compete-take the shackles off the banking industry&rdquo; Washington thundered, and so the Garn-St. Germaine banking act was passed, allowing the community bank &lsquo;to compete&rsquo; with Merrill Lynch.<br />Predictably, Merrill Lynch won. King Pyrrhus couldn&rsquo;t have put it better: &ldquo;One more such &lsquo;victory&rsquo; and I am undone.&rdquo; We are all paying for that &lsquo;victory&rsquo; today.</p>
<p>The savings and loan industry abandoned 50 years of thrift and sound banking practices and put insured deposits into junk bonds sold by that ever-smiling Michael Milliken and his henchmen instead of local mortgages. When the dust cleared, there was no mortgage expertise left, no savings and loan industry recognizable to anyone left, and Wall Street had achieved their goal of displacing the community bank and becoming the &ldquo;one stop shop&rdquo; for all things financial (See; Sanford Weil, Citigroup, et al).</p>
<p>In any case there can be no debate that the trillions of dollars about to be pumped into the economy-while they will save us-will also bring inflation back; unless-of course-all that stuff about M1 and the money supply, and all those pronouncements by Paul Volcker, then-Chairman of the Fed, were mistaken . Since Mr. Volcker has now returned in a quasi-official capacity to advise the President&rsquo;s team, I&rsquo;d guess we&rsquo;re in for inflation, now, and part of his mission is to try to minimize it.</p>
<p>Good luck Tim Geithner.</p>
<p>Our new secretary of treasury is reportedly a brilliant man&ndash; perhaps a little forgetful about taxes, but nonetheless, brilliant, by all accounts. Together with the rest of the Obama team, he will need every bit of that intelligence and brilliance to help this great country of ours avert total meltdown, but I believe that the team will indeed accomplish that and we will make a recovery, led in part by housing. It&rsquo;s never smart to bet against the United States of America.</p>
<p>But when the money supply is increased by an amount equivalent to 20 or 30% of Gross Domestic Product or more-naturally or unnaturally, inflation must result. That means that prices of all fixed assets rise to keep pace with the devaluation of the currency. We won&rsquo;t be taking the wheelbarrow to the market full of dollar bills to buy a loaf of bread, as happened in Germany after WWI, but we will be going on a pretty thrilling ride for a while.</p>
<p>Now, what is going to happen to home prices over the next few years?</p>
<p>I am not as formally schooled in such matters as our current leaders are. I&rsquo;m just a guy who has seen this movie, too. It is my belief that a side effect to saving America&rsquo;s economy will be a robust increase in inflation. I believe that Inflation will regain all the &ldquo;value&rdquo; we lost in housing over the past two years, and that it will regain it in five years or less. Simply put, to put the brakes on inflation, government must inhibit the recovery. The people in power aren&rsquo;t going to do that. Inflation is a necessary evil compared to a full scale depression and an acceptable trade off for most of us. (And oil won&rsquo;t stay at about $40 a barrel too long, either!)</p>
<p>So, tell your clients the truth: Interest rates will never be this low again in their lifetimes. Home prices won&rsquo;t be this low again in their lifetimes. This is the perfect storm economically, but it also the perfect time to buy a home; provided that you buy it as a home and not a piggy bank. It&rsquo;s just a nice side benefit that five years from now, the home you bought today will have appreciated so much that you&rsquo;ll be thinking (just like I did in 1979): &ldquo;What a smart investor I am!&rdquo;</p>
<p>This just happens to be the perfect confluence of opportunity and necessity: we must fix the economy and we&rsquo;re going to, whatever it takes. Inflation is an unavoidable side effect. Buy that house this year!</p>

Enclosed is a report from Minneapolis Area Association of Realtors.</p>
<p>Several highlights you will find are that:</p>
<p>1. Sales were slightly up for 2008 over 2007.</p>
<p>2. Average and Median Sales Price in the Twin Cities were down.</p>
<p>3. Inventory of homes for sale has decreased.</p>
<p>4. Months of inventory has decreased since 2007.</p>
<p>5. The biggest positive is that affordability of housing in the Twin Cities is 36% better than at this time last year.</p>
